As we all know, there has been an explosion in the technology application in the real estate sector. Proptech has flooded the industry with a multitude of recipes, applications, software, etc., that make life easier for professionals and individuals. But all these new ideas have also filled the sector with different business models, with different ways of understanding the real estate transactions.
One of these radical model changes is Crowdfunding. The idea es innovative, but even more if you apply it to the real estate sector. Commonly, we see the Crowdfunding used to help other kinds of projects such as scientific, innovation, or others, as we all know.
The application in the real estate sector represents a conceptual revolution since it makes us all possible small owners of real estate small pieces, something incredible until now. Suddenly, we can all have a bit of an apartment for rent; we can all be owners (even if it is a portion) of a real estate property. There is a real estate democratization of investment—excellent news taking into account our culture in South Europe, where we all want to be real estate owners.
Fortunately, numerous ideas have come out about Crowdfunding in Spain, such as companies like Housers, Inveslar, Privalore, Urbanite, and Bricks & People. They are all different, but fundamentally they have the same core business, divide the property into small (or not) pieces for investors. As a strategy, I love it; everyone can invest € 100 to buy a little bit of real estate.
Despite everything, some of the Crowdfundings are even more disruptive and capable of creating a technology that allows everyone to create their Crowdfunding page. Therefore, they are democratizing, not only the fact of buying a part of a property but the tool that makes it possible. These beautiful minds are the founders of Icrowdhouse, who, from my point of view, have had a revolutionary idea. Now I wonder, if we will be able to bring this tool to all real estate agents, I hope so, since it opens the range of brokerage options and inoculates proptech in the real estate agent’s veins.
